Best Neighborhoods in Virginia Beach for Families in 2026
If you are buying a home in Virginia Beach with a family, the neighborhood matters as much as the house. After 24 years as a Virginia Beach realtor selling homes across this city, I can tell you the best family neighborhoods come down to three things: schools, commute, and community. Here are the neighborhoods I recommend most in 2026, with honest price ranges and what each one is really like to live in.
Great Neck: The Top-Schools Pick
Great Neck is the peninsula between Lynnhaven and Broad Bays, and it is home to some of the strongest schools in Virginia Beach City Public Schools, including John B. Dey Elementary, Linkhorn Park Elementary, and the Cox and First Colonial High zones. It is also the most expensive family territory in the city: most homes run from the $500,000s into the seven figures, with Alanton and Bay Colony at the top end. The payoff is waterfront access, mature neighborhoods, and a 15 to 20 minute drive to downtown Norfolk and the naval bases. If you are comparing areas, this is the benchmark.
Kempsville: The Value Leader
Kempsville is central Virginia Beach, and it is my pick for families who want the best combination of price, schools, and convenience. Single-family homes generally run from the $280,000s to the $475,000s, well under the citywide median, and you still get Providence Elementary and Kempsville High in a safe, established community. Commutes to Norfolk, the bases, and the oceanfront are all reasonable. This is the neighborhood I send first-time buyers and growing families to when they ask where their dollar goes furthest.
Bayside: The Affordable Family Pick
Bayside, around the Witchduck Road corridor, is the most affordable safe family option in the city, with a median purchase price near $335,000 and solid three and four bedroom homes in the mid-$300,000s. Shelton Park Elementary and Bayside High serve the area, and the commute to Naval Station Norfolk and NAS Oceana is convenient. You trade some of the prestige of Great Neck for a lot more house for the money.
Princess Anne and the Kellam District: Newer Subdivisions
The southwest corner of the city, around Princess Anne and the Floyd Kellam High district, is where the newer family subdivisions are: Christopher Farms, Sherwood Lakes, and West Neck. Family homes here typically run from the $400,000s to the $800,000s, with big lots, newer construction, and easy access to I-264 and NAS Oceana. If you want a modern floor plan without leaving Virginia Beach, this is the area.
Ocean Lakes and Red Mill: The Military Favorite
Down in the southern part of the city, Ocean Lakes and Red Mill are popular with military families for good reason: the commute to NAS Oceana is short, the schools are solid, and family homes run roughly $500,000 to $600,000. Red Mill Elementary and Ocean Lakes High anchor the school side. It is a little farther from the oceanfront, but you get newer homes and a strong sense of community.
North End and the Oceanfront: Beach Living
For families who want to live at the beach, the North End and the oceanfront neighborhoods are the answer, with homes from the $800,000s to $3 million-plus. Cox High serves the area, the civic associations are tight-knit, and the boardwalk is your backyard. This is a lifestyle buy more than a value play, and it is perfect for the right family.
