How Competitive Is the Hampton Roads Housing Market in October 2026?

The Hampton Roads housing market is still competitive, but it is clearly cooling toward balance. As a Virginia Beach realtor with 24 years in the business, I watch these shifts closely, and the September 2026 data from the regional MLS tells a clear story: buyers have more choices and more time than they did a year ago, while sellers are still getting close to their asking price. Here is what is actually happening in the Virginia Beach real estate market and the rest of Hampton Roads right now.

What the September 2026 Numbers Show

The regional median sale price came in near $375,000 in September, up about 2.7% from the same month a year earlier. That is real appreciation, just at a much calmer pace than the double-digit jumps we saw a few years ago. Active listings climbed to roughly 6,350 at the end of September, more than 16% higher than a year ago and the highest level since spring 2020. Months of supply sits around 2.9, which is still below the four to six months that marks a balanced market, so supply remains modestly in the seller's favor.

The biggest change for buyers is time. Median days on market ran about 30 days in September, up from the 18 to 20 days we saw a year ago. In Virginia Beach, detached homes were still moving fastest, often in about 17 days, while attached homes in some cities took closer to 45 days. If you are looking at homes for sale in Hampton Roads, you now have breathing room to think, compare, and negotiate that you did not have in 2025.

Sellers Are Still Getting Close to Asking

Despite the cooler pace, homes are still selling near list price. Sale-to-list ratios across the region run about 98% to 99%, meaning most sellers are closing within a couple of points of asking. In Virginia Beach detached homes, that ratio was around 98.6% in September. So this is not a buyer's market yet, and it is not a crash. It is a market moving from a strong seller's market toward balance, and that favors the prepared on both sides.

Mortgage rates are part of the story. Rates climbed back above 7% this fall, which cooled some buyer activity. If you are buying a home in Virginia Beach, a strong pre-approval matters more than ever, and if you are selling a home in Hampton Roads, realistic pricing and sharp presentation are what get you the offer. What This Means for Buyers and Sellers

For buyers, the takeaway is encouraging: more inventory and 30 days on market mean you can be selective, and you have room to negotiate on inspection items and closing costs. That said, well-priced homes in the best neighborhoods still attract multiple offers, so move quickly when the right one comes up. For sellers, the message is that pricing discipline wins. Homes priced right and presented well are still selling close to asking, while overpriced listings sit and accumulate days on market.
