What Home Features Are Buyers Looking For in 2026?

What are home buyers actually looking for in 2026? The National Association of Home Builders' "What Home Buyers Really Want" survey gives a clear answer: laundry rooms and patios rank at the very top, each desired by 86% of buyers, and the kitchen is the most important room for 41% of buyers. If you are shopping homes for sale in Hampton Roads, these are the features that move a house from "nice" to "offer."

The Non-Negotiables

The NAHB study found 13 features that at least 80% of buyers consider essential or highly desirable. The list is practical to its core: a laundry room, a patio, ENERGY STAR windows, exterior lighting, ceiling fans, garage storage, a front porch, hardwood flooring, a full bath on the main level, ENERGY STAR appliances, a walk-in pantry, landscaping, and energy-efficient lighting. Notice what is not on it. No home theater, no wine room, no pool. In 2026, buyers want homes that run well and store their stuff.

That practical bent is the throughline of the whole survey. The features that hold value are the ones that make everyday life easier, not the ones that look impressive in a photo.

The Features Buyers Will Pay More For

A few upgrades stand out as worth paying extra. Quartzite countertops are the feature buyers are most willing to spend more for in 2026, according to Zillow data, and oversized kitchen islands are close behind. Hardwood flooring is preferred by about 87% of buyers, and garage storage by about 80%. Move-in-ready condition consistently wins over "good bones and a project." In a market where a well-priced home still sells near its asking price, these are the features that justify the difference.

The Way We Live Now

Beyond the basics, 2026 is about how we actually live. Home offices have become a fixture, mentioned in about 11.5% of listings in 2023, up from just 4.5% a year earlier, and they remain central today. Flex rooms that can be an office, a nursery, or a guest room pull double duty. Wellness shows up in spa-like primary baths, natural light, and seamless indoor-outdoor connections with oversized sliding doors and extended decks. Wellness-related listing mentions rose 33% year over year. Stylistically, warm minimalism leads the way, with modern, farmhouse, and colonial the most popular architectural styles.

Energy efficiency rounds out the list, with ENERGY STAR windows and appliances, efficient lighting, and growing interest in EV charging. It is a feature that pays twice: lower bills and higher appeal.

What Pays Off in Virginia Beach

In Hampton Roads, some of these carry extra weight. Outdoor living suits our coastal climate, so a patio, deck, or screened porch is a real selling point. Garage storage matters for beach gear, kayaks, and holiday decorations. Energy efficiency is worth it through Virginia summers.
