How Much Home Can You Afford in Virginia Beach in 2026?

The short answer: more than you think, if you plan it. The median sale price in Virginia Beach is running around $424,000 to $430,000, up roughly 4% to 7% over the past year. Whether you can afford a home in that range comes down to your income, your debt, your down payment, and the rate you lock. Here is how a Virginia Beach realtor actually walks buyers through the math.

Start With the 28/36 Rule

Lenders look at two ratios. The first: your total housing payment, including principal, interest, taxes, insurance, and any HOA fees, should stay at or below 28% of your gross monthly income. The second: all your monthly debt, including that housing payment, car loans, student loans, and credit cards, should stay at or below 36%. Those are guide rails, not guarantees, but they are the fastest way to know your price range before anyone shows you a house.

What the Virginia Beach Numbers Look Like

Let's run the numbers on a $425,000 home with 20% down. A $340,000 loan at today's 30-year fixed rate near 7% carries principal and interest of about $2,270 a month. Add Virginia Beach property taxes at $0.97 per $100 of assessed value, roughly $344 a month, plus homeowners insurance, and the total payment lands near $2,700 to $2,900. At 28% of gross income, that supports a household earning around $120,000 a year. Drop the down payment to 10% and the payment climbs, so the down payment matters more now than it has in years.

Keep in mind that the Virginia Beach real estate market is not one price. Neighborhoods spread from the low $300,000s to over a million, and my guide to the average home price in Virginia Beach breaks down what each part of town costs, while my neighborhood guide shows what those prices buy on the ground.

Down Payment Options That Change the Math

You do not need 20% down. FHA loans allow 3.5% down, conventional loans can work at 5%, and if you are a veteran or active-duty service member, a VA loan allows zero down with no mortgage insurance. VA rates are also running below conventional, near 6.8% to 7% in late September compared with about 7% for a standard 30-year fixed. That combination makes VA financing the strongest card a military home buyer in Hampton Roads can play. Get a Pre-Approval Before You Tour

The only number that matters is the one a lender puts in writing. A pre-approval verifies your income, assets, and credit, and it tells you exactly what you can borrow and at what rate. In a market where well-priced homes still attract multiple offers, sellers and their agents take pre-approved buyers seriously. My buying guide explains the documents you will need and the order everything happens in.
