City Guide
Living in Hampton, VA: The 2026 Local's Guide
Hampton is the answer for buyers who want waterfront, military proximity, and the region's most affordable entry prices, all in one city. Air Force families know it as home to Langley, with NASA Langley Research Center next door and Newport News Shipbuilding a short drive up the Peninsula. With a median around $300,000 as of August 2026, it is the cheapest way to buy a home minutes from the region's biggest aerospace, defense, and shipbuilding employers. After 24 years in Hampton Roads real estate, I know exactly where Hampton wins, and where it does not.
Hampton at a Glance for 2026 Buyers
- Median home price: about $290,000 to $300,000. Redfin reported a median sale price near $300,000 for the three months ending August 2026, up about 3.4% year over year.
- Days on market: roughly 25 to 30 days, a steady, healthy pace for the Peninsula.
- Growth stage: established and redeveloping. The value is in older brick homes, beach-adjacent bungalows, and waterfront that costs a fraction of the Virginia Beach equivalent.
- Entry point: attached homes, condos, and townhomes run around a $217,500 median, some of the lowest entry prices in Hampton Roads.
That median buys a three- or four-bedroom brick home in Coliseum Central or Northampton, or a beach-adjacent home in Buckroe, which no Southside city can come close to matching.
The Honest Pros and Cons
What I love about this city: the value and the waterfront. Buckroe Beach sells bungalows with bay access at prices that would be unthinkable on the Virginia Beach oceanfront. Langley Air Force Base is inside the city limits, so Air Force families can be at the gate in 10 to 20 minutes. And the downtown and Peninsula Town Center redevelopment have given the city real dining and event energy.
What I tell buyers to plan around: the tunnel. If you work on the Southside, the Hampton Roads Bridge-Tunnel is the most congestion-prone crossing in the region, and Norfolk can run 25 to 40 minutes at best, more in rush hour. The housing stock skews older, so budget for updates, and the school division is solid but mid-tier, a step below the top Southside zones.
Best Neighborhoods in Hampton (Approximate 2026 Ranges)

- Phoebus: $250,000 to $450,000, a historic walkable district with restaurants, galleries, and an arts scene minutes from Fort Monroe.
- Fox Hill: $350,000 to $650,000+, established homes on larger lots with Chesapeake Bay access through Grandview, marinas, and the city's strongest community feel.
- Coliseum Central: $250,000 to $380,000, the commercial heart of the city with parks, shopping, and easy interstate access.
- Northampton and Greater Wythe: $260,000 to $400,000, mid-century brick homes on tree-lined streets, popular with families and first-time buyers.

Schools, Commutes, and Cost of Living
Hampton City Schools is a solid, mid-tier division: every school in the city is fully accredited, and the district is known for strong diversity and sports programs. The city-wide boundary system is address based, so I always run the exact assignment before a buyer makes an offer. Families comparing divisions across the region should start with our best schools guide for Hampton Roads.
On commutes: Langley Air Force Base runs about 10 to 20 minutes from most of the city, NASA Langley 10 to 15, Newport News Shipbuilding 15 to 25, and Norfolk 25 to 40 via the tunnel, heavily rush-hour dependent. The cost of living sits about 2.5% to 3% above the national average, near the bottom of the region, and property taxes are competitive, which keeps monthly payments low.
Questions Buyers Ask About Hampton
Is Hampton a good fit for military families? For Air Force and Army families at Joint Base Langley-Eustis, it is hard to beat: the base is inside the city, and PCS timing is a specialty of mine. For sailors at the Norfolk bases, the tunnel commute is the trade-off. Either way, my military relocation guidance covers the VA loan timeline and PCS planning from the first look to closing.
Where is the beach in Hampton? Buckroe Beach, the city's public beach with a fishing pier and playground, and Grandview in Fox Hill for bayfront living. Neither is the Virginia Beach oceanfront, but both cost a fraction of it.
Is Hampton cheaper than Virginia Beach? Yes, and it is not close. Buying a home in Virginia Beach runs about $415,000 to $430,000 at the median as of August 2026, while Hampton's median sits near $300,000. You trade the oceanfront lifestyle and add the tunnel commute, but the same monthly payment buys waterfront, a beach-adjacent bungalow, or a bigger home on the Peninsula.
How does Hampton compare to Newport News? They are sister Peninsula cities with similar prices and school reputations. Hampton has stronger waterfront and beach character plus Langley proximity; Newport News has the shipyard inside its limits and the City Center at Oyster Point job hub. Our complete guide to living in Newport News lays out the comparison.
