Living in Virginia Beach: The 2026 Local's Guide

Virginia Beach is Hampton Roads' coastal anchor: the Atlantic Oceanfront, year-round beach-town energy, a large military community around NAS Oceana, and quiet suburban neighborhoods that most resort cities never get. It is Virginia's most populous city and the region's most competitive housing market. I am a Marine Corps Veteran, a Hampton Roads native, and a second-generation real estate professional with 24-plus years and over 1,000 transactions. If you are a buyer weighing this city, here is the honest 2026 picture.

Virginia Beach at a Glance for 2026 Buyers

  • Median home price: $415,000 to $430,000. Redfin reports about $430,000 (August 2026), while local market reports put it near $415,000.
  • Days on market: about 23, a very competitive pace. Well-priced homes in good zones move fast.
  • Price per square foot: about $245 across sold homes.
  • Growth stage: established plus redeveloping. Atlantic Park at the Oceanfront, Town Center upgrades, and the new HRBT tunnel tube opening around spring 2027.

That makes Virginia Beach the most expensive major market in the region. The Virginia Beach real estate market rewards buyers who are pre-approved, decisive, and ready to move when the right home appears.

The Honest Pros and Cons

What I love about this city: the beach is the point, and every day of the year is a beach day if you want it. Virginia Beach also carries the lowest real estate tax rate among the major South Hampton Roads cities, around $0.97 per $100 assessed. The school system is a genuine draw, and NAS Oceana is 10 to 25 minutes from most of the city for our military families.

What I tell buyers to plan around: you pay a premium for the name, and summer tourist traffic on the Oceanfront, Shore Drive, and Princess Anne Road can test your patience. Coastal and waterfront homes can sit in FEMA flood zones, so check that before you fall in love with a lot. And if your job is on the Peninsula, budget 40 to 60 minutes each way through the HRBT until the new tube opens around spring 2027.

Best Neighborhoods in Virginia Beach (Approximate 2026 Ranges)

  • Great Neck: $400,000 to $1.5M+, waterfront and golf-course homes in one of the city's most desirable pockets.
  • Alanton: $400,000 to $1.2M, established bayfront living with mature trees.
  • Kempsville: $280,000 to $800,000, the solid suburban middle with good schools and quick highway access.
  • Red Mill: $400,000 to $550,000, newer family homes in the south end near top zones.
  • Sandbridge: $400,000 to $1M+, beach cottages and vacation-home potential at the southern tip.
  • Town Center condos: $350,000 to $700,000, lock-and-leave living near restaurants and offices.

Schools, Commutes, and Cost of Living

Virginia Beach City Public Schools serves the city, and assignments are address based. The strongest school zones carry a real price premium, which is why the same floor plan can vary by tens of thousands of dollars from one side of a boundary to the other. Compare divisions side by side in our guide to the best schools in Hampton Roads.

On commutes: NAS Oceana runs 10 to 25 minutes from most of the city, and Naval Station Norfolk is roughly 25 to 40 minutes via I-264 or I-64, longer in morning rush. The cost of living runs about 4.8% above the national average on the BestPlaces index, with housing doing most of the heavy lifting.

Before you offer on anything near the water, read our Virginia Beach flood zone guide. Flood exposure is hyper-local, and knowing your zone before you negotiate beats discovering it after closing.

Questions Buyers Ask About Virginia Beach

Is Virginia Beach a good place to buy a home in 2026? Yes, if the price fits your budget. Prices have stabilized at a high plateau after years of appreciation, and mortgage rates have taken some heat out of the market. Homes in move-in condition still sell fast, so bring a real pre-approval.

How much house does the median price buy? Around $415,000 to $430,000 you get a solid 3- to 4-bedroom suburban home in zones like Kempsville or Windsor Woods, or a two-bedroom condo near Town Center. Above that, Great Neck and the waterfront open up.

Is the market competitive? Very, near the median price point. Good homes in good zones average about 23 days on market, and well-priced listings still draw multiple offers. That is where a local agent who knows the streets makes the difference.
