Military Bases in Hampton Roads: The 2026 Neighborhood Guide
Hampton Roads is home to the largest concentration of military installations in the world, and where you live depends almost entirely on where you work. The single most important rule I give every military buyer: stay on the same side of the tunnels as your base. I am a Marine Corps Veteran and a Virginia Beach realtor with 24 years and over 1,000 transactions, and this guide maps every major base to the neighborhoods that make the commute honest.
Naval Station Norfolk: The Southside Anchor
Naval Station Norfolk is the world's largest naval base, sitting at the center of the Southside. The best commutes put you in Norfolk's northeast: East Ocean View offers direct Chesapeake Bayfront living with no tunnel crossing and a growing restaurant corridor, while Bayview Park, Euwanee Park, and Bromley give you established mid-century homes minutes from the gate. Larchmont and Edgewater bring character and proximity, and Wards Corner is the practical, lower-cost option. If you are new to the area, start with our guide to Norfolk neighborhoods to compare these pockets properly.
NAS Oceana and Dam Neck: Virginia Beach
If your orders point to NAS Oceana or the Dam Neck Annex, stay in Virginia Beach. Kempsville is the mature, moderate-price corridor that suits mid-grade enlisted and officers alike, Princess Anne is the best overall fit for Oceana families, Ocean Lakes puts you minutes from the flight line with strong schools, and Red Mill sits close to Dam Neck with newer family homes. These neighborhoods show up constantly in our Virginia Beach neighborhoods guide, and they are the ones I steer Oceana families toward first.
JEB Little Creek-Fort Story
Joint Expeditionary Base Little Creek-Fort Story straddles the Norfolk-Virginia Beach line. Chic's Beach, one to three miles from the gate, is among the most affordable beach communities in Virginia Beach and a favorite of Little Creek families. The North End of Virginia Beach sits nearest Fort Story at Cape Henry, and Norfolk's Ocean View is the budget-conscious alternative with its own stretch of bayfront.
Joint Base Langley-Eustis: The Peninsula
Langley Air Force Base sits in Hampton, and Fort Eustis in Newport News, and both pull you onto the Peninsula. For Langley, Fox Hill, Buckroe Beach, and Wythe are closest to the gate with coastal character, while Poquoson, Yorktown, and Williamsburg trade a longer drive for more land and strong schools. For Fort Eustis, Newport News is the value play at 10 to 15 minutes from the gate, with York County, Grafton, and Yorktown as the family favorites; Tabb Lakes in Yorktown is known for well-regarded schools. If you are weighing bases and cities during a PCS, our PCS relocation guide lays out the whole decision, and the military and veterans page covers the VA loan and BAH piece.
The Tunnel Rule and the Bottom Line
Cross-water commutes through the Hampton Roads Bridge-Tunnel or the Downtown Tunnel can add 45 to 60 minutes in peak traffic, so the tunnel rule is the single biggest lever on your quality of life. Portsmouth, near Naval Medical Center Portsmouth, has up-and-coming draws in Churchland and Long Point, and Chesapeake's Greenbrier area is the most central location for families whose members work at different Southside bases. Every military move is different, so bring me your orders and I will narrow it to the three neighborhoods worth your weekend.
