How to Relocate to Hampton Roads on PCS Orders in 2026

Relocating to Hampton Roads on PCS orders can feel overwhelming, but it does not have to be. As a Marine Corps Veteran and real estate agent with 24 years in the area, I have helped hundreds of military families make this exact move. The best way to relocate is to work backward from your report date, get your VA financing in order before you arrive, and match your city to your base. Here is the 2026 plan I give every service member who calls.

Start the Clock 120 to 90 Days Out

Your orders' report date drives everything. About 120 to 90 days out, read your orders closely for the UIC and gaining command, get on any base housing wait list that applies, and pull your VA Certificate of Eligibility. This is also the time to set up listing alerts for homes for sale in Hampton Roads so you can see what your budget buys before you ever fly out. If you are new to the area, our PCS relocation guide has a full checklist to keep you on track.

Get a Real VA Pre-Approval Early

You can build a true VA loan pre-approval three to six months before your orders exist, using your income, credit, Certificate of Eligibility, and residual income. On a PCS file, the BAH that counts is at your new duty station, not the one you are leaving, so work with a lender who understands military compensation. A VA loan lets you buy with zero down and no PMI, and it typically closes in 30 to 45 days, so a pre-approval means you can move fast when the right home appears.

One thing to budget for is the VA funding fee: 2.15% of the purchase price on first use and 3.3% on later uses, though it is waived if you have a service-connected disability rating or a Purple Heart. Decide whether to roll it into the loan or pay it at closing. For the full breakdown, our VA loan guide for Hampton Roads covers every step.

Match Your City to Your Base

Hampton Roads is a collection of distinct cities, and the right one depends on where you are stationed. For Naval Station Norfolk, look at Norfolk and Virginia Beach. For NAS Oceana, Virginia Beach is the natural fit. For Langley Air Force Base and Fort Eustis, Hampton and Newport News put you on the right side of the water, which matters because tunnel traffic is one of the biggest commute headaches here. Choosing the right side of the water can save you 30 to 45 minutes a day.

If you are considering the Southside, our guide to Virginia Beach neighborhoods covers the best areas near the bases, and our living in Hampton guide does the same for the Peninsula. Homes here are selling close to list price, often within a week or two in the best neighborhoods, so being pre-approved and ready to tour is what lets you act fast.

Watch the Closing Clock

Plan to close well before your report date. VA appraisals can take 10 to 14 days just to schedule in a busy market, and Virginia's three-business-day Closing Disclosure period is mandatory, so the timeline adds up. You also need to move into the home within about 60 days of closing, and your PCS orders satisfy that occupancy requirement. Build in buffer so movers, appraisals, and the lender all line up without a last-minute scramble.

As a military relocation specialist and fellow veteran, I know what this move is like from both sides. If you are getting stationed in Hampton Roads, I have got you. Let's get you into the right home on the right timeline.
