Rent or Buy in Virginia Beach? The October 2026 Math

Here is the honest October 2026 answer to the rent versus buy question in Virginia Beach: renting is cheaper month to month right now, but buying still wins for anyone who plans to stay five to seven years. Median rents sit near $2,200 a month, while buying a median-priced home means a payment closer to $3,300 at today's rates. The gap is real, and so is the equity you leave on the table when you rent. Let me walk you through the numbers I run with clients every week.

The Cost of Renting in Virginia Beach Right Now

Rents in Virginia Beach have kept climbing through 2026. Zillow's mid-year data put the median rent across all unit types near $2,164 a month, and Zumper's latest reading is $2,195, up almost 10% from a year ago. Families looking for a three-bedroom single-family home or townhouse should expect $2,300 to $2,500 or more. That money covers your housing and nothing else. Every payment builds your landlord's equity, not yours.

The Cost of Buying at Today's Rates

The math on the buy side starts with price. Redfin's September 2026 data puts the median sale price in Virginia Beach near $429,000, up about 7% year over year. At a 7.40% 30-year fixed rate, a 5% down conventional loan on that home carries a principal and interest payment around $2,820 a month. Add Virginia Beach property taxes at $0.97 per $100 of assessed value, about $347 a month on a median-priced home, plus homeowners insurance, and the total lands near $3,300 a month. That is roughly $1,100 more than the median rent, and it is the honest cost of owning in this market.

Where the VA Loan Changes Everything

If you are eligible for a VA loan, the picture shifts. Zero down payment, no PMI, and a funding fee that can roll into the loan. The same median-priced home with a VA loan runs about $3,400 to $3,500 a month before concessions, and VA buyers can ask sellers to cover up to 4% of the price in closing costs and rate buydowns. For military families, lenders gross up BAH because it is tax free, which adds real buying power. That is why so many of the military home buyers I work with in Hampton Roads choose to buy even on a three-year tour: the home becomes a rental when orders come through. Our military relocation guide walks through the full playbook.

When Renting Is the Right Call

If you know you will be in Virginia Beach for fewer than four or five years, rent. Buying and selling costs roughly 8% to 10% of the home's value round trip once you count closing costs, commissions, and transfer taxes, and it takes years of appreciation and principal paydown to earn that back. PCS families on a short tour usually do better renting first, learning the area, then buying when the next set of orders lands. If you are comparing areas, our guide to Virginia Beach neighborhoods is a good place to start.

When Buying Wins

If your horizon is six years or more, buying almost always wins. Home values in Hampton Roads have historically appreciated 3% to 5% a year, your payment is fixed for 30 years while rents keep rising, and every payment builds equity. A $400,000 home that appreciates 4% a year gains roughly $16,000 in value in year one alone. The longer you stay, the wider the gap between owning and renting gets. That is the pattern I have watched play out for clients across the Virginia Beach real estate market for 24 years.

The Bottom Line

Rent if you are short on time. Buy if you are short on patience for renting. The middle ground, and every military scenario, deserves real numbers, not a rule of thumb. As a Virginia Beach realtor with over 1,000 transactions in this market, I have run this exact math more times than I can count, and I will run it for you.
