Zillow originally called for 1.2% appreciation, then revised its 2026 forecast down to roughly 0.3%, essentially flat. Realtor.com sees about 2.2% growth. The National Association of Realtors forecasts 4.0% year over year, and CoreLogic projects about 4.3% over the October 2025 to October 2026 window.
